over voltage condition killed iMac, psu only?

we had an open neutral in our house (higher voltage condition results) and the iMac which was sleeping was fried. we lost many appliances and power adapters for laptops etc. Is it likely that only the psu is damaged or could it have fried the mb too

Probably just the PSU. Get a quote from a repair shop and add it to your insurance claim.

And don't forget to get your wiring fixed! I would also recommend getting a UPS for an added layer of protection.
