Needs to be erased except applications?

I know about the secure erase from the Disk Utility but i haven't done this before. (I just wanna make sure ;) I am selling my old MacBook and i wanted share some applications to the buyer like Office 2011 and CS5 Suite. Is there a way to clean up my computer and not getting rid of the applications?

Options

Use Time machine to back it up. Erase the drive with disk utilities using the write zeros option. Reinstall the system. Use migration assistant to move your applications back on.
